Role Mandate:
Reporting to the Director, Real Estate, the Manager is responsible for negotiating Shoppers Drug Mart renewal lease terms, analyzing market conditions, coordinating internal renewal processes, preparing and managing portfolio reports and ensuring timely execution of renewals while collaborating with cross-functional teams. Seeking a highly analytical, detail-oriented professional with technical abilities to analyze lease data and portfolio performance to support strategic decision making, risk mitigation and cost optimization.
Primary Responsibilities:
Negotiate Shoppers Drug Mart lease renewal agreements with Landlord’s on a national basis
Manage the end-to-end renewal process, including critical date tracking, documentation, and execution timelines
Analyze lease data and portfolio performance to support strategic decision-making and occupancy cost optimization
Develop and maintain reporting tools, dashboards, and tracking systems to monitor renewal status and key metrics
Coordinate closely with internal stakeholders including Lease Administration, Legal, Operations, and Maintenance to facilitate seamless execution of renewals
Ensure compliance with internal policies, procedures, and governance standards
Support administrative processes related to lease documentation, approvals and tracking
Prioritize multiple projects and deadlines effectively in a fast-paced environment
Site visits/touring to help support strategic decision making
Assist with additional real estate-related responsibilities and special projects on an as-needed basis
Qualifications:
Strong negotiation skills with the ability to influence outcomes and manage competing priorities
Highly analytical with advanced technical skills (e.g., Excel, data analysis, reporting tools)
Excellent organizational and time management abilities
Strong attention to detail and problem-solving skills
Effective communicator with the ability to collaborate across multiple departments
Strategic thinking and data-driven decision-making
Process-oriented with a focus on efficiency and accuracy
Ability to manage a high-volume workload and meet tight deadlines
Proficiency in PowerPoint and Excel with ability to put together presentations that describe the real estate project, create and organize charts/economic proformas
Basics skills in interpreting financial data, lease documents and market trends
Experience in lease management, real estate, or retail portfolio management is preferred
Post secondary education equivalent to a university degree in and/or college related diploma in real estate, or related field.
